Nathan Benderson Park's New Indoor Sports Complex: What It Could Mean for Sarasota Real Estate
Nathan Benderson Park is already recognized as one of Sarasota's premier recreational destinations and an internationally known rowing venue. Now, plans for a major indoor multi-sport complex and boathouse could make the park an even larger year-round destination.
The planned facility would be constructed on Regatta Island and include approximately 100,000 square feet of flexible indoor court space. Current plans would allow the complex to accommodate basketball, volleyball, pickleball, gymnastics, cheerleading, wrestling, dance, martial arts and other competitions.
The project would also include a new boathouse supporting rowing and paddling activities, along with training areas, community event space and additional amenities for athletes and visitors. The facility is also being designed as a storm-resilient indoor venue that could support community recovery efforts following a major weather event.
A Major Investment in Sarasota's Future
The estimated cost has been reported at approximately $60 million to $70 million. Sarasota County has committed $20 million toward the project, and Florida's 2026–2027 budget included another $10 million in state funding. Additional support is expected to come from the Benderson Family Philanthropic Foundation and private fundraising.
The current goal is to complete the complex in 2028, ahead of the World Rowing Championships scheduled at Nathan Benderson Park. As with any major development, the project's funding, design and construction schedule remain subject to change.
What Could It Mean for the Surrounding Area?
A year-round indoor sports venue could attract regional and national tournaments that bring athletes, families and spectators to Sarasota throughout the year. Those visitors could provide additional business for nearby hotels, restaurants, shops and entertainment venues around University Town Center and the University Parkway corridor.
For residents, the complex could provide more opportunities for youth sports, recreation, training and community events without depending on Florida's weather.
Its real estate influence could also extend into nearby communities such as The Meadows, University Park, Lakewood Ranch and other neighborhoods surrounding the University Parkway and Interstate 75 corridor.
Major recreational amenities can make an area more appealing, but buyers should always consider the full picture. Increased activity can also affect traffic, parking and the overall pace of development. The effect on an individual property will depend on its exact location, access routes and proximity to the park.
Why Local Development Matters When Buying a Home
When purchasing a Sarasota-area home, it is important to evaluate more than the property itself. Planned recreational facilities, road improvements, commercial developments, zoning changes and future residential projects can all influence how a neighborhood changes over time.
Nathan Benderson Park's proposed indoor sports complex is another example of Sarasota's continued growth as a destination for recreation, sports and an active Florida lifestyle.
