Your Step-by-Step
Home Buying Timeline.
From pre-approval to move-in, here is exactly what to expect at every stage of buying a home on Florida's Gulf Coast.
Pre-Approval
Before you set foot in any home, get pre-approved by a lender. This tells you exactly what you can afford, shows sellers you are serious, and lets you move fast when you find the right property.
Shop around with at least 2-3 lenders. Compare rates, fees, and closing timelines. A difference of 0.25% on your rate can save thousands over the life of the loan.
Define Your Search
Identify your must-haves: number of bedrooms, preferred school district, commute time, HOA preferences, and budget range. This is where lifestyle meets logistics.
Make two lists: non-negotiables vs. nice-to-haves. Every property is a trade-off. I help you prioritize what matters most for your family.
Home Search & Tours
I set up a personalized search with automatic alerts. We schedule showings around your availability. I point out potential issues you might miss — from foundation cracks to noisy neighbors.
Be patient. The right home will surface. Most buyers see 8-15 homes before making an offer. Do not settle just because you are tired of looking.
Make an Offer
Once we find the right home, I research comparable sales to determine a fair offer. I present your offer with a pre-approval letter, negotiate terms, and guide you through counteroffers.
In a competitive market, a strong offer matters. Your pre-approval and earnest money deposit show you are a serious buyer. Trust my experience on strategy.
Inspections
Florida contracts typically give 10-15 days for inspections. You will need a general home inspection, and often a termite/WDO inspection, wind mitigation report, and possibly septic/well inspections.
Be present for the home inspection. Ask questions. This is your best chance to learn about the home's systems. I review every finding and help you decide which repairs to request.
Appraisal
Your lender orders an appraisal to confirm the home is worth the purchase price. If the appraisal comes in low, we negotiate with the seller to bridge the gap.
An appraisal gap is common in rising markets. Be prepared to either negotiate or bring additional funds if the appraisal is below the contract price.
Closing
Final walkthrough to confirm the property is in agreed condition. Then we head to closing (or sign remotely) where you sign the final documents, pay closing costs and down payment, and receive the keys.
Do not make major financial changes during this period — no new cars, credit cards, or large purchases. Your lender pulls credit again before closing.
Move-In
Welcome home! I send you a welcome packet with local recommendations, utility contacts, and neighborhood tips. This is where your Gulf Coast lifestyle begins.
Change your locks, set up mail forwarding, and introduce yourself to neighbors. The Gulf Coast community is welcoming.
