Relocating to
Florida's Gulf Coast.
Everything out-of-state buyers need to know before making the move. From taxes and insurance to contracts and hurricane readiness — I cover it all.
Thinking about making the move? Let's talk it through.
Schedule a ConsultationA Lifestyle Worth Moving For.
The Sarasota and Manatee County area consistently ranks among the best places to live in the country. Here are the top reasons people make the move.
Year-Round Sunshine
Over 260 sunny days per year. Mild winters, warm summers, and an outdoor lifestyle that is hard to beat.
World-Class Beaches
Siesta Key, Venice Beach, Anna Maria Island — some of the best beaches in the United States are right here.
No State Income Tax
Florida has no state personal income tax. That means more money stays in your pocket every paycheck.
How Florida's Tax
Advantage Adds Up.
One of the biggest financial advantages of moving to Florida is the tax structure. Here is what out-of-state buyers should understand.
No State Income Tax
Florida is one of only nine states with no personal income tax. On a $100,000 salary, this could save you $2,000-$5,000 per year compared to states with income tax.
Homestead Exemption
Once you make Florida your permanent residence, you can apply for a homestead exemption that reduces your property taxes by up to $50,000 of assessed value. It also caps annual assessment increases at 3%.
Sales Tax
Florida's state sales tax is 6%, with local options bringing it to 7-8% in most Gulf Coast counties. Groceries and prescription drugs are exempt.
Cost of Living vs. Other States
While housing costs on the Gulf Coast have risen, they remain reasonable compared to the Northeast, California, and the Pacific Northwest. Utilities and insurance are higher, but the tax savings offset much of that.
What to Expect &
How to Prepare.
Florida's insurance market is unique. Here is what out-of-state buyers need to know about insuring their Gulf Coast home.
Higher Premiums than the National Average
Florida homeowner's insurance premiums are among the highest in the country due to hurricane risk and reinsurance costs. Budget 2-4x what you might be used to paying in other states.
Wind Mitigation Credits
A wind mitigation inspection can identify features that reduce storm damage risk — like hip roofs, hurricane clips, and impact-resistant windows. These credits can significantly lower your premium.
Flood Insurance is Separate
Standard homeowner's policies do not cover flooding. If your property is in a FEMA-designated flood zone, flood insurance through the NFIP or a private carrier may be required by your lender.
Shop Around and Use Local Agents
Not all carriers write policies in Florida. I can connect you with local insurance agents who specialize in Gulf Coast properties and know which companies are actively writing in your area.
Be Prepared, Not
Worried.
Living on the Gulf Coast means living with hurricane season (June through November). Preparation is straightforward when you know what to do.
Know Your Evacuation Zone
Sarasota and Manatee Counties have clearly mapped evacuation zones. Know yours before a storm approaches. Zone A is most vulnerable; Zone E is safest.
Newer Construction is Safer
Homes built after Florida's updated building codes (2002 onwards) feature impact-resistant windows, reinforced roofs, and stronger structural connections. This is a major advantage when buying.
Storm Shutters or Impact Glass
Many Gulf Coast homes come with accordion shutters, panel shutters, or impact-rated windows. If your home does not have them, budget for installation.
Have a Plan and a Kit
Stock water, non-perishable food, medications, flashlights, and batteries. Know your county's emergency shelter locations. Plan for pets too.
What Out-of-State
Buyers Should Know.
Florida real estate contracts have specific terms and deadlines that differ from other states. Understanding them prevents surprises.
The AS IS Contract
Most Florida residential sales use the "AS IS" contract from Florida Realtors. Despite the name, it still allows for inspections and negotiations. It simply means the seller will not make repairs unless agreed in writing.
Inspection Contingencies
Florida contracts typically give buyers 10-15 days for inspections. This covers the general home inspection plus any specialized inspections (septic, well, termite, wind mitigation, 4-point).
Earnest Money & Deposit Deadlines
You will typically deposit 1-2% of the purchase price as earnest money, due within 3 days of contract execution. This is held in escrow and applied to your down payment at closing.
Closing Timeline
Standard closing is 30-45 days from contract. The contract specifies clear deadlines for every step — inspections, appraisal, financing commitment, and closing date. Missing a deadline can delay or cancel the deal.

How Florida Stacks Up
Against Your State.
One of the biggest drivers of relocation to Florida is the financial advantage. Here is how the Gulf Coast compares to the states most people are moving from.
| Category | Florida Gulf Coast | New York | New Jersey | California | Pennsylvania | Ohio | Illinois |
|---|---|---|---|---|---|---|---|
| State Income Tax | None (0%) | 4%–10.9% | 1.4%–10.75% | 1%–13.3% | 3.07% flat | 2.75%–3.5% | 4.95% flat |
| Property Tax (Effective Rate) | ~0.80% | ~0.88% | ~1.88% | ~0.71% | ~0.99% | ~1.28% | ~1.88% |
| Property Tax on $400K Home | ~$3,200/yr | ~$3,520/yr | ~$7,520/yr | ~$2,840/yr | ~$3,960/yr | ~$5,120/yr | ~$7,520/yr |

Biggest Win
No state income tax can save you $5,000–$13,000+ per year compared to high-tax states like NY, NJ, or CA.
Housing Value
Gulf Coast home prices are competitive — significantly less than coastal metros in CA, NY, or NJ, with more space and newer construction.
Insurance Trade-Off
Homeowners insurance is higher in Florida (~$5,500/yr). Budget for it, and look for wind mitigation credits and newer construction to reduce costs.
Find Your Perfect
Community Match.
Not every Gulf Coast community is the same. Your ideal neighborhood depends on your lifestyle, priorities, and what you want out of Florida living. See which area fits you best.

Walk to Siesta Key, Venice Beach, or Caspersen Beach. Enjoy sunset strolls, beachside dining, and a laid-back coastal lifestyle with easy water access.
Osprey / Nokomis
Peaceful, slower-paced communities with natural preserves, golf courses, and waterfront parks. Close enough to amenities but far from the crowds.
Bradenton / Lakewood Ranch
Top-rated schools, kids' sports leagues, parks, and family-oriented communities. Lakewood Ranch is a master-planned community built for families.
Downtown Sarasota
Walkable city living with world-class restaurants, theaters, galleries, and music venues. Urban energy meets coastal charm in the cultural heart of the Gulf Coast.
Osprey / Nokomis / Venice

Wherever You're Coming From,
We've Got You Covered.
I've helped people move to the Gulf Coast from all over the country. Every region brings its own set of questions, expectations, and adjustments. Here's what you need to know based on where you're coming from — written honestly, with real numbers and real advice.
The Northeast
NY / NJ / CT / PA / MALet's start with the elephant in the room. New York's combined state and local income tax can hit nearly 13% for top earners. New Jersey is not far behind at 10.75%. Massachusetts taxes at 5% on most income. Connecticut at 6.99%. Move to Florida and that number goes to zero. On a $200,000 household income, that's $10,000 to $20,000 a year back in your pocket. Every year. That alone funds a lot of beach dinners.
Then there's the weather. After another winter of nor'easters, shoveling, and scraping ice off the windshield, a lot of Northeasterners decide they're done. Remote work opened the door — companies realized their Manhattan-based employees can do the same job from a home office in Sarasota. And for retirees, New York and New Jersey pensions are already taxed in those states. In Florida? They're not. That's a game changer.
A family earning $180,000 in NYC pays roughly $14,000/year in state + city income tax. In Florida: $0.
Overall cost of living in Sarasota is roughly 35-40% lower than New York City, 25-30% lower than Boston, and 15-20% lower than northern New Jersey suburbs.
Most Northeasterners I work with tell me the same thing: "I should have done this years ago." The winters get harder every year, and the tax advantages are too big to ignore.
| Sarasota Area | New York City | Boston | Philadelphia | |
|---|---|---|---|---|
| Median Home Price | $385,000 | $750,000+ | $650,000+ | $240,000 |
| State Income Tax | 0% | 4%-10.9% + city | 5% flat | 3.07% flat |
| Property Tax Rate | ~0.80% | ~0.88% | ~1.05% | ~0.99% |
| Property Tax on $400K | ~$3,200/yr | ~$3,520/yr | ~$4,200/yr | ~$3,960/yr |
| Home Insurance | ~$5,500/yr | ~$1,900/yr | ~$1,800/yr | ~$1,500/yr |
| Groceries Index | 101.5 | 115.2 | 109.8 | 103.6 |
Northeastern buyers tend to value walkability more than most. They're used to being able to walk to coffee shops, restaurants, and grocery stores. Downtown Sarasota and the Rosemary District are huge hits for this reason. But I also see a lot of interest in golf course communities like Lakewood Ranch, The Founders Club, and Venice Golf & Country Club — people want an active lifestyle after decades of cold winters spent indoors.
For families from New Jersey and Connecticut, school districts are the top priority. They've done the suburban school research before, and they bring that same rigor here. Lakewood Ranch, Palmer Ranch, and the Southside Village area in Sarasota get a lot of attention. And for New Yorkers ready to downsize after decades in a big house in Westchester or Long Island, the move is often to a luxury condo with water views.
You'll Miss
- Real bagels and pizza. I'll be honest — it's not the same here. You'll find good options, but New York style is its own thing.
- The four seasons. Fall foliage in New England, that first spring day in Central Park — those are real losses.
- Walkable urban density. If you're used to stepping out your door into a city, you'll need to adjust to car-oriented Gulf Coast living.
You Won't Miss
- Snow removal. The shoveling, the salting, the scraping, the "is school cancelled today" anxiety — all gone.
- State income tax. Watching your paycheck grow is addictive.
- Traffic that feels like a second job. Yes, we have traffic here. No, it's not I-95 through Connecticut bad.
The biggest shock for Northeasterners is summer humidity. July in New York is 85 degrees and sticky. July in Sarasota is 90 degrees with 75% humidity — it hits different. But here's the trade-off: January in Sarasota is 72 degrees and sunny while your friends back home are dealing with 20-degree wind chills. You adjust to the AC. You'll also learn that "Florida cold" at 50 degrees has everyone breaking out the fleece jackets.
- $300K-$450K: Condos and townhomes in Bradenton, Venice, North Port. A solid entry point for singles and couples.
- $450K-$750K: 3-bed family homes in Lakewood Ranch, Palmer Ranch, Parrish. This is the sweet spot.
- $750K-$1.5M: Waterfront homes, new construction in gated communities, larger homes on acreage.
- $1.5M+: Siesta Key, Casey Key, downtown Sarasota penthouses. Luxury waterfront estates.
- Establish Florida residency ASAP — file declaration of domicile with the Sarasota County Clerk.
- You have 30 days to get a Florida driver's license after establishing residency.
- Vehicle registration: also within 30 days. You'll need FL insurance first.
- Apply for homestead exemption by March 1 of the year after you move in.
- Plan your move for October through April to avoid the summer heat and peak moving season.
"My New York driver's license is valid for years — do I really have to switch?"
Once you become a Florida resident (live here 90+ days or register to vote), you are required by law to get a Florida license within 30 days. No grace period. And your insurance company will want to see the FL license too.
"How do Florida schools compare to what I'm used to in New Jersey?"
New Jersey has one of the best public school systems in the country. Florida is not NJ — but Sarasota County schools are excellent by Florida standards and rank among the top in the state. Pine View School is nationally ranked. If you're coming from a top NJ suburb, plan on private school or target specific Sarasota County school zones.
"I'm worried about hurricanes. How bad is it really?"
I won't sugarcoat it — hurricane season is real. But modern Florida building codes (post-2002) make newer homes substantially safer than older construction. Sarasota County has not taken a direct hit from a major hurricane in over 100 years. Preparation, good insurance, and knowing your evacuation zone are the keys. I help every client understand their specific risk before they buy.
"Is it true there are no state taxes on retirement income?"
Correct. Florida has no state income tax whatsoever — that means no tax on wages, no tax on pension income, no tax on Social Security, no tax on 401(k) or IRA distributions. This is one of the biggest financial advantages for Northeastern retirees.
The Midwest
OH / IL / MI / IN / WII talk to people from the Midwest every week, and the main driver is almost always the same: they're tired of winter. Not just tired of it — done with it. When you're dealing with lake-effect snow in Cleveland, polar vortexes in Chicago, or gray skies in Detroit that last from November through March, the idea of year-round sunshine becomes less a luxury and more a necessity.
Illinois has the second highest property tax rate in the country at nearly 2%. On a $300,000 home in the Chicago suburbs, you're paying $6,000 a year in property taxes alone. In Florida, the same home might cost $2,400. Add in no state income tax (Illinois hits you at 4.95% on everything) and the math gets compelling fast. Ohio's tax is lower at 3.5% on higher brackets, but the weather trade-off still drives people south.
Remote work has been a huge factor here too. A lot of manufacturing, logistics, and corporate HQ jobs went fully remote during the pandemic, and workers from the Midwest realized they could take their Chicago salary and their Michigan pension and live somewhere where they can golf in February.
An Illinois family earning $120,000/year saves roughly $5,940 in state income tax. Plus property taxes on a $400K home drop from ~$7,500 to ~$3,200.
Chicago averages 36 inches of snow and 25 days below freezing per year. Sarasota: zero snow, zero freezing days. It changes everything about how you live.
Midwesterners are some of the easiest clients I work with — you all tend to be practical, straightforward, and you do your homework before calling.
| Sarasota Area | Chicago | Columbus | Detroit Metro | |
|---|---|---|---|---|
| Median Home Price | $385,000 | $320,000 | $280,000 | $200,000 |
| State Income Tax | 0% | 4.95% flat | 2.75%-3.5% | 4.25% flat |
| Property Tax Rate | ~0.80% | ~1.88% | ~1.28% | ~1.55% |
| Property Tax on $350K | ~$2,800/yr | ~$6,580/yr | ~$4,480/yr | ~$5,425/yr |
| Home Insurance | ~$5,500/yr | ~$1,700/yr | ~$1,400/yr | ~$1,500/yr |
| Groceries Index | 101.5 | 99.2 | 98.7 | 97.5 |
Midwestern buyers tend to prioritize space and value. You're used to having room to spread out — a basement, a yard, a garage big enough for the boat. The good news is that the Sarasota area delivers on all of those. Communities like Lakewood Ranch, Parrish, and North Port offer newer construction with generous lot sizes at prices that feel reasonable even compared to Midwestern suburbs.
Family-friendly neighborhoods are a big draw. Lakewood Ranch's A-rated schools, parks, and sports leagues make it a natural fit for families coming from suburbs like Naperville, Dublin, or Novi. For empty nesters and retirees, I see a lot of interest in Venice and Osprey — quieter communities with golf course access and a strong sense of community. And people from Chicago especially appreciate the walkability of downtown Sarasota and St. Armands Circle.
You'll Miss
- Midwestern friendliness — the actual genuine "people wave at you" thing. Good news: you'll find it here too, just with more sunscreen.
- Your sports scene. Chicago fans, I know — the Bears, Cubs, Bulls, Blackhawks. It's part of your identity. You'll still watch from here.
- Affordable property taxes. Coming from Ohio or Indiana, your Florida tax bill might actually be similar or a little higher depending on the county.
You Won't Miss
- Polar vortexes. That week every winter when it's -20 and the schools close and your car won't start. Never again.
- Gray skies for five months straight. The seasonal depression is real — and it lifts fast when you move here.
- High Cook County property taxes. For Illinois movers, the property tax relief alone can save $3,000-$5,000 a year.
You know what a real winter feels like, so you'll appreciate Florida summers in a way a Californian never could. The trade-off is humidity that'll have you sweating before you reach your car. You'll get used to it. You'll learn to love early morning walks and afternoon pool breaks. And the first January you spend in shorts while your friends back home are digging out from a blizzard? That never gets old.
- $300K-$450K: 3-bed homes in North Port, Bradenton, Port Charlotte. Solid starter homes.
- $450K-$750K: New construction in Lakewood Ranch, Parrish, or established neighborhoods in Sarasota proper.
- $750K-$1.5M: Waterfront canal homes, golf course communities, larger homes with pools and lanai.
- $1.5M+: Bayfront estates on Casey Key, Siesta Key beach homes, luxury golf villas.
- File your declaration of domicile at the Sarasota or Manatee County courthouse to establish residency.
- FL driver's license required within 30 days of establishing residency. Walk-ins accepted at most DMVs.
- Vehicle registration: transfer within 30 days. You'll need a Florida insurance policy first.
- Homestead exemption deadline is March 1 — mark your calendar. It saves you thousands on property taxes.
- Plan to buy between October and April. Summer moves in Florida are hot, humid, and more expensive with movers.
"How do property taxes compare to Illinois?"
Illinois has one of the highest effective property tax rates in the US at roughly 1.88%. Florida's average is 0.80%. On a $400,000 home, that's the difference between paying $7,500/year in Illinois and $3,200 in Florida. Even with higher homeowners insurance, most Illinois movers come out ahead by $2,000-$4,000 per year.
"I hear Florida is expensive now. Is it worth it?"
The Gulf Coast has gotten pricier since 2020, no question. But compared to Midwestern suburbs, the gap has narrowed. You'll likely pay more for a home here than in Columbus or Indianapolis, but your monthly carrying costs (taxes + insurance + HOA) are often comparable when you factor in the income tax savings. And you get beaches, sunshine, and a half-million people who made the same choice.
"What about jobs on the Gulf Coast?"
Healthcare, education, hospitality, and construction are the biggest industries here. Remote work is huge. Sarasota also has a growing professional services sector. If you're in healthcare, you'll find plenty of opportunities — Sarasota Memorial is a major employer. For corporate jobs, Tampa is an hour north and has a strong finance and tech scene.
"Do I need hurricane insurance? Isn't that expensive?"
Standard homeowners insurance in Florida covers wind damage from hurricanes — it's not a separate policy. But it is expensive, typically $4,000-$7,000/year in our area, compared to $1,500 in the Midwest. Flood insurance is separate and required if you're in a flood zone. I always recommend a wind mitigation inspection, which can lower your premium by 15-30% if your home has modern features.
The Southeast
GA / NC / SC / VA / TN / ALFor people coming from the Southeast, the move to Florida's Gulf Coast is less about escaping winter and more about upgrading the lifestyle. A lot of my clients from Georgia, the Carolinas, and Tennessee are already living in warm climates — they know the South. What draws them to Sarasota specifically is the combination of world-class beaches, a vibrant cultural scene, and a quality of life that punches above its weight.
There's also a tax motivation, though it's more nuanced. North Carolina taxes income at a flat 4.75% (soon dropping to 4.5%). South Carolina goes up to 6.4%. Virginia hits 5.75%. Georgia reaches 5.75%. Tennessee has no income tax — so that's not the draw for you. But property taxes in much of the Southeast are comparable to or higher than Florida's, and Florida's homestead exemption gives you an additional advantage. Plus, for people in Atlanta, Charlotte, or Raleigh, the traffic is worse than anything on the Gulf Coast, and the cost of coastal property in the Carolinas has soared — making Sarasota a competitive option.
Then there's the beach factor. The Carolinas have beautiful beaches, but the water is cooler and the waves are bigger. The Gulf of Mexico gives you warm, calm, turquoise water that rivals the Caribbean. For people who love the water — boating, kayaking, paddleboarding, shelling — the Gulf Coast is hard to beat.
Moving from Georgia on a $100K salary saves roughly $5,750/year in state income tax. From Virginia: $5,750. From South Carolina up to $6,400.
Siesta Key Beach was voted #1 beach in the US by Dr. Beach multiple times. The water clarity and sand quality on the Gulf Coast is a significant step up from the Atlantic side.
Southeasterners integrate fastest — you already understand sweet tea, humidity, and how to drive in the rain. The adjustment is mostly about learning the flow of beach town life.
| Sarasota Area | Atlanta | Charlotte | Nashville | |
|---|---|---|---|---|
| Median Home Price | $385,000 | $415,000 | $385,000 | $475,000 |
| State Income Tax | 0% | 5.75% flat | 4.75% flat | 0% (flat only) |
| Property Tax Rate | ~0.80% | ~1.08% | ~0.85% | ~0.71% |
| Property Tax on $400K | ~$3,200/yr | ~$4,320/yr | ~$3,400/yr | ~$2,840/yr |
| Home Insurance | ~$5,500/yr | ~$2,000/yr | ~$1,900/yr | ~$2,200/yr |
| Groceries Index | 101.5 | 100.2 | 99.8 | 100.5 |
You already live in the South, so you know what you want. A lot of my clients from Atlanta and Charlotte want the same things they had — good schools, a strong sense of community, space for the kids — but with better water access and a slower pace. Lakewood Ranch, Venice, and Bradenton check those boxes. For people coming from Nashville or Charleston who are used to vibrant downtown scenes, the walkability of downtown Sarasota or St. Armands Circle feels familiar and appealing.
Boating is a huge factor. If you had a lake house in North Carolina or a boat on the Tennessee River, you're going to love having direct Gulf and bay access. Communities like Osprey, Nokomis, and Venice are popular with boaters. Golf memberships are also a big draw — the Gulf Coast has some of the best courses in Florida without the Palm Beach price tag.
You'll Miss
- The mountains. If you're from western NC, Virginia, or East Tennessee, the Blue Ridge Parkway and the Smokies are a special place you'll visit when you're homesick.
- Fall. Real fall. With sweater weather, apple picking, and leaves changing. Florida has "dry season" — not quite the same.
- Your local barbecue and sweet tea standards. Don't worry — we have good options, but regional loyalty runs deep.
You Won't Miss
- Atlanta traffic. And Charlotte traffic. And Nashville traffic. Sarasota has congestion but it's nothing like I-285 or I-4.
- Freezing rain and ice storms. The Southeast does winter differently than Florida — you know what I mean.
- Pollen. If you suffer through the yellow cloud that descends on Atlanta and Charlotte every spring, you won't miss it.
You're already used to heat and humidity, so the adjustment is gentler for you than for Northerners. The main difference is that summer lasts longer and stays hotter. In Atlanta, you get a break in October. In Sarasota, "summer" runs through October and sometimes into November. The flip side is that winter is shorter and milder — you'll be eating dinner on the patio in February while your friends in Charlotte are still bundled up.
- $300K-$450K: Townhomes and smaller homes in North Port, Bradenton, Palmetto.
- $450K-$750K: Family homes in Lakewood Ranch, Palmer Ranch, Venice. Solid value for schools and community.
- $750K-$1.5M: Custom homes on larger lots, golf course communities, Sarasota mid-century ranches with pools.
- $1.5M+: Direct Gulf-front homes, deepwater canal homes, luxury condos downtown.
- Residency: file declaration of domicile at the county courthouse. You'll need a Florida driver's license within 30 days.
- Vehicle registration: 30 days after establishing residency. No annual safety inspection in Florida.
- Homestead exemption: file by March 1 of the year following your move. Saves you thousands.
- NC, SC, VA residents: you're close enough to drive your belongings down. Consider a hybrid move — rent here first.
- Summer moves are manageable since you're used to Southern heat. Just plan for afternoon thunderstorms.
"I'm moving from Tennessee where there's no income tax either. What's the advantage?"
Great question. Property taxes in Florida are slightly higher than Tennessee (0.80% vs 0.71%) but the homestead exemption closes the gap. The real advantage is lifestyle — Gulf beaches, warmer winters, and a larger retiree and professional community. If you're from Nashville, you'll find Sarasota's arts and music scene a worthy competitor too.
"How does the Gulf Coast compare to the Carolina coast?"
The Gulf Coast water is warmer and clearer. The sand on Siesta Key is quartz — it stays cool even on the hottest days. The Gulf also has calmer waters, which is better for families with kids and for boating. But hurricanes are a bigger concern here than in the Carolinas, and insurance costs reflect that. Both coasts are beautiful — the Gulf is just a different, more laid-back vibe.
"Will I see a big difference in home prices?"
Compared to Atlanta and Charlotte, Sarasota home prices are in the same ballpark — a bit higher than Charlotte, a bit lower than Atlanta. Compared to Nashville, Sarasota is notably cheaper. Compared to coastal South Carolina (Charleston, Hilton Head), Sarasota is competitive or slightly more affordable. The biggest difference you'll notice is in insurance costs, which are substantially higher in Florida.
"I've got kids in great schools in Georgia. How do Sarasota schools compare?"
Sarasota County schools are rated among the best in Florida. Pine View School is a top-ranked public school nationally for gifted students. However, if you're coming from the top school districts in Fulton County or Wake County, you'll want to target specific school zones in Sarasota County very carefully. I always share GreatSchools ratings and discuss school options before clients make offers.
The Northwest
WA / OR / ID / MTThe Pacific Northwest has a lot going for it — no question. The natural beauty, the coffee culture, the outdoor lifestyle. But the gray skies are real. Seattle averages 152 cloudy days per year. Portland isn't much better. After years of seasonal affective disorder, rain gear as a daily essential, and summer coming late and leaving early, a lot of Northwesterners are ready for a change.
Washington and Oregon don't have state income tax either, so that's not the draw — but the cost of living difference is massive. Median home prices in Seattle and Portland are $750,000+ — nearly double what you'd pay in Sarasota for similar square footage. Gas is cheaper. Utilities are about the same. The real financial win is housing, and the lifestyle upgrade of swapping drizzle for sunshine.
Remote work has been a huge driver from the PNW. Amazon, Microsoft, and tech companies in the Seattle area went remote or hybrid, and employees realized they could sell their $800K condo and buy a Gulf Coast waterfront home for less, with a pool, and work from their lanai. It's a compelling math problem.
A 2,000 sq ft home in Seattle costs $750K+. Same sq footage in Lakewood Ranch: $550K-$650K. For waterfront: $1M+ either way, but you get more here.
Seattle: 58 clear days per year. Sarasota: 163 clear days. That's nearly 3x more sunshine. The vitamin D difference is real.
Northwesterners bring a love of nature and outdoor living that translates perfectly to Florida — you just trade mountains for mangroves and kayaking replaces hiking.
| Sarasota Area | Seattle | Portland | Boise | |
|---|---|---|---|---|
| Median Home Price | $385,000 | $850,000 | $550,000 | $500,000 |
| State Income Tax | 0% | 0% | 0% (local) | 5.8% flat |
| Sales Tax | ~7.5% | ~10.25% | 0% | ~6% |
| Property Tax Rate | ~0.80% | ~0.93% | ~1.05% | ~0.75% |
| Gas (per gallon) | ~$3.40 | ~$4.80 | ~$4.50 | ~$3.80 |
| Groceries Index | 101.5 | 107.2 | 104.8 | 98.5 |
Northwesterners bring a strong appreciation for nature and outdoor living, so properties near the water, preserves, and parks are popular. Casey Key, Osprey, and the Myakka River area appeal to people who want to trade mountain hikes for kayak launches and sunset paddleboarding. You're also used to progressive, eco-conscious communities — downtown Sarasota and the Gulf Gate area have that energy.
Modern design matters. Northwesterners tend to prefer clean, contemporary architecture over traditional Florida style. Newer communities in Lakewood Ranch and custom homes in the Sarasota area offer that aesthetic. Walkability is also important — you're used to neighborhoods where you can walk to a cafe or brewery. Downtown Sarasota, the Rosemary District, and Southside Village deliver that walkable urban feel.
You'll Miss
- The mountains. Mount Rainier, the Cascades, the Columbia River Gorge. There's nothing quite like them in Florida.
- Real coffee culture. Seattle and Portland have spoiled you. You'll find solid options here — Perq Coffee, O & A Coffee Company — but the scene is smaller.
- The crisp, clean air and evergreen forests. Florida is lush in a different way — more tropical, more subtropical jungle than pine forest.
You Won't Miss
- The gray. Months of overcast skies, drizzle, and gloom. The first Florida winter of 72 and sunny will change your life.
- Sky-high housing costs. That Seattle condo that cost $800K buys you a 4-bed house with a pool and a water view here.
- Traffic congestion on I-5. Sarasota's traffic is manageable by comparison. Even "season" traffic is light by Seattle standards.
This is the biggest change for Northwesterners. You're going from a temperate, gray climate to intense subtropical heat and humidity. Summer in Florida is hot — consistently 90+ degrees with humidity that makes it feel like 100. You'll adapt, but it takes a full year. The trade-off: you get 260+ days of sun and winters that feel like a perfect Seattle summer day. Your vitamin D levels will thank you.
- $300K-$450K: Condos and townhomes in Bradenton, North Port, Port Charlotte.
- $450K-$750K: 3-4 bedroom homes in Lakewood Ranch, Parrish, central Sarasota. Feels like a deal vs. PNW.
- $750K-$1.5M: Waterfront canal homes, custom Gulf Gate homes, golf course membership properties.
- $1.5M+: Casey Key, Siesta Key beachfront, Bird Key bayfront estates. PNW tech money goes far here.
- File declaration of domicile at the county courthouse to establish Florida residency.
- FL driver's license and vehicle registration: both due within 30 days of establishing residency.
- Washington and Oregon have no state income tax, so no tax change there — but property taxes are similar or slightly lower here.
- Your PNW eco-consciousness will fit right in — Sarasota has strong recycling, farmer's markets, and environmental programs.
- Best time to move: October to December, when the weather is perfect and moving companies have availability.
"I love the outdoors lifestyle in the PNW. Will I find that in Florida?"
Yes, but it's a different kind of outdoors. Instead of hiking through pine forests, you'll be kayaking through mangrove tunnels, paddleboarding on calm bays, biking along the Legacy Trail, and walking on beaches that go for miles. The Myakka River State Park has hiking trails, airboat tours, and incredible wildlife. You trade mountains for water — and the water access here is world-class.
"What about the cultural scene? I'm used to Portland/Seattle level of arts."
Sarasota punches way above its weight culturally. The Ringling Museum of Art, the Sarasota Opera, the Van Wezel Performing Arts Hall, and the Florida Studio Theatre give it a sophisticated arts scene that's unusual for a city of 55,000 people. It's not Portland large, but it's authentic and well-funded. The food scene has grown a lot, with excellent farm-to-table options and diverse cuisines.
"I work remotely for a Seattle tech company. Is the internet reliable?"
Sarasota and Manatee Counties have excellent broadband coverage. Frontier Fiber, Xfinity, and some areas have gigabit fiber options. Lakewood Ranch and newer communities are wired for high-speed internet. During hurricanes, reliability can be an issue — I recommend a UPS for your equipment and a backup internet plan. Many remote workers from PNW companies work from here year-round.
"Isn't Florida too conservative for someone from the PNW?"
Sarasota is a purple area — it leans conservative relative to Seattle or Portland, but downtown Sarasota and the barrier islands lean progressive. You'll find a mix. The Gulf Coast has a live-and-let-live attitude that most people appreciate regardless of politics. If you're looking for a progressive enclave, downtown Sarasota and Gulf Gate have that energy.
The Southwest
TX / AZ / NM / NVPeople from Texas, Arizona, New Mexico, and Nevada already understand hot weather. They're not moving for the temperature — they're moving for the water. The Gulf Coast offers something the Southwest just doesn't have: access to the ocean. Boating, fishing, beaches, and waterfront lifestyle are the primary draws. After years of desert heat, the idea of living on the water with a boat in the backyard is a dream.
Texas has no state income tax (same as Florida), but property taxes in Texas are among the highest in the nation at roughly 1.6%. On a $400,000 home, that's $6,400/year in Texas versus $3,200 in Florida. Arizona has a 2.5% flat income tax. Nevada has no income tax. New Mexico hits a top rate of 5.9%. So depending on where you're coming from, there's a real tax advantage. And for Texans especially, the humidity is more tolerable when you can jump in the Gulf to cool off.
No income tax either way. But Texas property taxes at 1.6% vs Florida's 0.80% saves you ~$3,200/yr on a $400K home. Plus homestead exemption.
Phoenix: 115 degrees with zero water access. Sarasota: 90 degrees with Siesta Key Beach, the Intracoastal, and the Gulf of Mexico in your backyard.
Southwesterners handle the heat better than almost anyone — you'll find Florida summers comfortable. The humidity is new, but you adapt fast. What you won't adapt to is the lack of good Mexican food. Fair warning.
| Sarasota Area | Dallas | Phoenix | Las Vegas | |
|---|---|---|---|---|
| Median Home Price | $385,000 | $410,000 | $450,000 | $440,000 |
| State Income Tax | 0% | 0% | 2.5% flat | 0% |
| Property Tax Rate | ~0.80% | ~1.55% | ~0.62% | ~0.48% |
| Property Tax on $400K | ~$3,200/yr | ~$6,200/yr | ~$2,480/yr | ~$1,920/yr |
| Home Insurance | ~$5,500/yr | ~$3,500/yr | ~$1,400/yr | ~$1,500/yr |
| Energy Costs | ~$225/mo | ~$200/mo | ~$250/mo | ~$200/mo |
Texans, in particular, want space. You're used to square footage, acreage, and room to spread out. The good news is that communities like Parrish, Myakka City, and North Port offer larger lots with room for a boat, RV, or workshop. For Texans who want to stay close to the water, Venice and Osprey offer canal-front homes with direct Gulf access.
Arizonans and Nevadans are looking for water above all else. The idea of having a pool and being 10 minutes from the beach is a powerful draw. Lakewood Ranch golf course communities, waterfront condos on Sarasota Bay, and Siesta Key beach cottages are all popular. The lifestyle shift from desert to coastal is significant, and most Southwesterners embrace it fully. They also tend to appreciate newer construction with modern floor plans and energy-efficient features.
You'll Miss
- Genuine Mexican food. I'm sorry, but Florida's Mexican food scene is not Texas or Arizona level. There are good spots — just not the same.
- Dry heat. 105 in Phoenix with 10% humidity feels different than 92 in Sarasota with 70% humidity. You'll sweat more here.
- Wide-open desert landscapes and sunsets. The flat Gulf Coast has its own beauty, but the desert is unique.
You Won't Miss
- Months of 105+ degree heat with no relief. Florida summers are hot but you have the beach, the pool, and afternoon rain.
- Texas property taxes. Cutting your property tax bill in half is a real motivator for many of my Texas clients.
- Water restrictions and desert landscaping. Green grass, tropical plants, and a pool that stays warm year-round — that's the Florida life.
The heat is nothing new for you — you already live in hot climates. The difference is humidity. Florida's humidity takes some getting used to. The good news: our 92 degrees feels about the same as Phoenix's 105 because of the moisture in the air. The better news: afternoon thunderstorms cool things off almost daily in summer, and you can actually swim outside comfortably for 8+ months a year. Winter is paradise — 70s and sunny while the rest of the country shivers.
- $300K-$450K: Condos and smaller homes in Bradenton, North Port, Port Charlotte. Good value close to beaches.
- $450K-$750K: This is where you get the most. 3-4 bed homes with pools in Lakewood Ranch, Parrish, Venice.
- $750K-$1.5M: Waterfront canal homes, larger golf course homes, Southwest Florida custom builds.
- $1.5M+: Beachfront on Siesta Key or Longboat Key, deepwater estates, luxury communities.
- File declaration of domicile at the county courthouse to lock in Florida residency.
- FL driver's license and vehicle registration: due within 30 days. No emissions testing in most FL counties.
- Texas and Nevada: no income tax change. But property tax savings are significant for Texas movers.
- Arizona residents: you'll save 2.5% on state income tax, which adds up quickly.
- Homestead exemption: apply by March 1. Saves roughly $500-$1,000/year in property taxes depending on your county.
"I'm coming from Texas. How does the housing market compare?"
Home prices in Sarasota are comparable to most Texas metro areas — Dallas and Austin are slightly higher, Houston is slightly lower. The big difference is property taxes. Texas averages 1.55-1.8% property tax versus Florida's 0.80%. On a $500K home, that's roughly $4,000/year more in Texas. Combine that with no state income tax in either state, and Florida's lower property tax is the winning number.
"I live in Phoenix. Is the humidity really that bad?"
It's different. 110 in Phoenix with low humidity is intense but bearable in the shade. 92 in Sarasota with 70% humidity will have you sweating through your shirt before you finish checking the mail. You adjust. The key is that Florida has afternoon thunderstorms that cool things off, and you can actually enjoy being outside — swimming, boating, beach walks — in a way that's not possible in the desert summer.
"What about boating and fishing? That's why I'm considering the move."
You'll love it. The Gulf Coast is a boater's paradise. Sarasota Bay, the Intracoastal Waterway, and the Gulf of Mexico offer endless days of exploration. Snook, redfish, trout, tarpon — the fishing is world-class. There are public boat ramps throughout the county, and many homes have private docks. If you're a boater, this is one of the best places in the country to own a boat.
"I'm a Las Vegas resident used to 24/7 entertainment. Will I be bored?"
Sarasota's entertainment is different but real. The cultural scene — Ringling Museum, Sarasota Opera, Van Wezel Performing Arts Hall, Florida Studio Theatre — is genuinely impressive for a city this size. Dining has grown significantly. St. Armands Circle has a vibrant restaurant and shopping scene. And of course, the beaches and water activities provide daily entertainment that doesn't require a show ticket. It's not Vegas, but if you're looking to trade neon for natural beauty, it's the right move.
The West Coast
CaliforniaCalifornia. The big one. I talk to people from California almost every week, and the story is consistent: they love their state, but they can't justify the cost anymore. California's top income tax bracket hits 13.3%. The median home price in the state is $750,000 — nearly double Florida's. Gas is $1.50 more per gallon. And while the lifestyle is amazing, the affordability crisis has pushed a lot of Californians to look elsewhere.
Florida offers the coastal lifestyle Californians love, but at a fraction of the price. A $1.2 million home in Santa Monica is a modest 2-bedroom condo. The same money in Sarasota buys a waterfront home with a pool and dock. The weather is different — the Gulf Coast is more humid and has thunderstorms — but the year-round warmth is familiar. And for Californians tired of wildfire seasons, earthquake anxiety, and drought restrictions, Florida's (different) climate challenges feel manageable.
Remote work has been the biggest accelerator. Tech workers from San Francisco, LA, and San Diego realized they could keep their California salaries and buy significantly more home in Florida. The math is so compelling that some of my clients have literally bought sight unseen after a single video tour. I don't recommend that — always visit first — but I understand the urgency.
A California household earning $250K/year pays ~$23,000 in state income tax. In Florida: $0. That's a new car every year just in tax savings.
Sell a 1,200 sq ft home in Los Angeles for $900K. Buy a 2,500 sq ft Gulf Coast home with a pool for $600K. Bank the $300K difference. It happens every day.
Californians bring a high standard for food, design, and lifestyle. The Gulf Coast delivers on all three, just at a different pace. You'll trade the frenzy for the calm.
| Sarasota Area | San Francisco | Los Angeles | San Diego | |
|---|---|---|---|---|
| Median Home Price | $385,000 | $1,400,000 | $975,000 | $880,000 |
| State Income Tax | 0% | 1%-13.3% | 1%-13.3% | 1%-13.3% |
| Property Tax Rate | ~0.80% | ~0.74% | ~0.76% | ~0.77% |
| Property Tax on $600K | ~$4,800/yr | ~$4,440/yr | ~$4,560/yr | ~$4,620/yr |
| Home Insurance | ~$5,500/yr | ~$1,900/yr | ~$1,800/yr | ~$2,000/yr |
| Gas (per gallon) | ~$3.40 | ~$4.80 | ~$4.90 | ~$4.80 |
Californians are used to a high standard of living, and they bring that expectation here. They want quality construction, good design, and modern amenities. The newer communities in Lakewood Ranch, the custom homes in the Sarasota county area, and luxury condos in downtown Sarasota all appeal to California buyers. Walkability matters — many come from neighborhoods where they could walk to coffee, yoga, and restaurants.
Beach proximity is the top priority. Siesta Key, Longboat Key, and Lido Key draw California buyers who want the closest thing to a California beach lifestyle at Florida prices. I also see a lot of interest in the boating community — canal homes with direct Gulf access are very popular. And for the tech crowd, good internet and a dedicated home office are non-negotiable. Lakewood Ranch and downtown Sarasota have the best connectivity.
You'll Miss
- In-N-Out. I know. The closest one is in Texas. But we have good local burger joints and Cuban sandwiches that'll help ease the pain.
- The mountains and the coast together. Big Sur, the Pacific Coast Highway, the Sierra Nevada — nothing replaces that.
- The food scene at the highest level. Sarasota's dining is excellent and growing, but it's not San Francisco or LA. Yet.
You Won't Miss
- 13.3% state income tax. The single biggest financial change you can make. Keep that money in your pocket.
- $1M for a fixer-upper. Your housing dollar goes 2-3x further on the Gulf Coast. The space you'll get is life-changing.
- Wildfire season, earthquake anxiety, and drought restrictions. Florida has different weather risks, but you can't beat feeling safe from the Big One.
California has a Mediterranean climate — dry, mild, perfect. Florida is subtropical — hot, humid, and rainy in summer. The adjustment is real. You'll miss the low humidity of San Francisco and the consistent 70s of San Diego. But you gain warm Gulf water, afternoon thunderstorms that cool the air, and winters that are 15 degrees warmer. After your first February in shorts, you'll stop complaining about the summer humidity.
- $300K-$450K: Condos and townhomes. Feels almost free compared to California prices.
- $450K-$750K: This is where California buyers find the sweet spot. 3-4 bed homes with pools. You'd pay 2-3x in LA.
- $750K-$1.5M: Luxury canal homes, waterfront properties, Siesta Key cottages. A steal compared to coastal California.
- $1.5M+: Waterfront estates on Casey Key, Longboat Key, and Bird Key. Your California home equity buys paradise here.
- File declaration of domicile at the county courthouse. This is your first step to Florida residency.
- FL driver's license: required within 30 days. Note: Florida does not require a driving test to transfer from CA.
- Vehicle registration: 30 days. Florida has no smog check in most counties. Your car will be fine.
- Homestead exemption: file by March 1. This caps your property tax assessment increases at 3% per year.
- Consider a "snowbird" year first — rent for 6+ months before buying. Make sure the lifestyle fits before committing.
"Prop 13 protects my California property taxes. How does Florida compare?"
California's Prop 13 caps annual assessment increases at 2% and keeps your tax basis at purchase price. Florida's homestead exemption offers similar protection — a 3% annual cap on assessed value increases. The difference is that Florida's effective tax rate (0.80%) is similar to California's (0.74%), but your home's purchase price is dramatically lower. You might pay $5,000/year in property taxes here on a $600K home versus $7,500 on a $1M home in California.
"How's the internet for remote work?"
Excellent in the right neighborhoods. Lakewood Ranch, downtown Sarasota, and most newer communities have fiber options. Frontier and Xfinity cover most of the area. I always check broadband availability before showing a client homes — it's that important. If you're a tech worker doing video calls all day, make sure you're in a fiber-served area.
"I hear Florida's education system isn't great. True?"
Florida's public schools rank around 25th nationally — not California's level (which is around 40th, actually). Sarasota County schools are among the best in Florida, with Pine View School ranked #1 nationally for gifted programs. The key is choosing your school zone carefully. If you're coming from the Bay Area or LA with kids used to excellent schools, target Southside Elementary, Pine View, or one of the top private schools.
"Will I miss the diversity of California?"
Sarasota is less diverse than LA, San Francisco, or San Diego. It's the reality. The Gulf Coast skews older and whiter. But it's changing — young professionals, remote workers, and families are bringing more diversity every year. The cultural institutions (Ringling Museum, Sarasota Opera, Van Wezel) attract a cosmopolitan crowd. It's not California's diversity, but it's a community that values the arts and welcomes newcomers.
