Seller's Guide

Your Step-by-Step
Selling Timeline.

From preparing your home to handing over the keys, here is exactly what to expect at every stage of selling your home on Florida's Gulf Coast.

01

Prepare Your Home for Sale

4-6 Weeks Before Listing

First impressions matter. The work you put in before listing determines how quickly your home sells and for how much. I guide you through every improvement that delivers the best return.

Mike's Tip

Focus on deep cleaning, decluttering, and depersonalizing. Neutral paint and staged furniture help buyers envision themselves in the space. Curb appeal is critical — the first photo is what gets them in the door.

I walk through your home and provide a detailed preparation checklist tailored to your property and market.
02

Pricing Strategy

2-4 Weeks Before Listing

Pricing is the most important decision you will make. Price too high and your home sits. Price too low and you leave money on the table. I use comparable sales, current market conditions, and your home's unique features to find the sweet spot.

Mike's Tip

Buyers and their agents research prices online. The first two weeks on market generate the most showings — pricing right from day one maximizes your outcome. I show you every data point behind the price.

I prepare a comprehensive comparative market analysis (CMA) with recent sales, active listings, and market absorption data.
03

Listing & Marketing

Listing Day

Professional photography, drone footage, and virtual tours showcase your home across every major platform. Your listing hits the MLS, Zillow, Realtor.com, Redfin, and my social media channels simultaneously.

Mike's Tip

Homes with professional photos sell 32% faster. I coordinate everything — photography, copywriting, and syndication — so your listing makes a powerful first impression.

I handle the entire listing process, from MLS entry to social media promotion and targeted digital advertising.
04

Showings & Open Houses

First 2-4 Weeks on Market

Your home needs to be show-ready at a moment's notice. I coordinate showings around your schedule, host open houses, and gather feedback from every agent who walks through the door.

Mike's Tip

Keep your home clean and staged throughout the selling process. Be flexible with showing times — the more people who see your home, the more offers you are likely to receive.

I provide real-time showing notifications and share buyer feedback so you always know how your home is being received.
05

Receiving Offers

Varies — Typically Week 2-6

When an offer comes in, I review every detail with you — price, contingencies, financing type, closing timeline, and the buyer's qualifications. I help you compare multiple offers if they come in.

Mike's Tip

The highest price is not always the best offer. A buyer with strong financing and flexible terms can be more reliable than a higher offer with risky contingencies. I help you evaluate the full picture.

I present each offer with a clear pros-and-cons analysis so you can make an informed decision.
06

Negotiation

Day 1-3 After Offer

Negotiation is where my QA background shines. I handle counteroffers, repair requests, and contract terms with a calm, methodical approach. Every detail gets scrutinized so nothing slips through.

Mike's Tip

Stay focused on your priorities. Some terms matter more than others. I keep the negotiation professional and productive — never personal.

I negotiate on your behalf to protect your interests while keeping the deal moving toward closing.
07

Inspection & Appraisal

Day 1-15 After Contract

The buyer's inspection and lender's appraisal are standard steps. I guide you through the inspection report, help you decide which repairs to address, and negotiate repair credits or price adjustments if needed.

Mike's Tip

Be present for the inspection if possible. Most findings are minor. I help you distinguish between legitimate concerns and negotiation leverage so you do not give away more than necessary.

I review the inspection report with you and handle all repair negotiations with the buyer's agent.
08

Closing

Day 30-45 After Contract

The final stretch. The buyer does their final walkthrough, you sign closing documents, and the funds are disbursed. I am at the closing table to make sure everything goes smoothly.

Mike's Tip

Prepare your documents in advance. Have your moving plan ready. Do not make any major financial changes during the escrow period.

I coordinate with the title company, buyer's agent, and all parties to ensure a smooth, on-time closing.
