Your First Home
Starts Here.
Buying your first home is one of the biggest financial decisions you will ever make. I have guided approximately 90 buyers and sellers through the process — here is everything you need to know to get started with confidence.
Step by Step, Start to Close.
Get Pre-Approved
Before you start looking, talk to a lender. A pre-approval letter tells sellers you're serious and helps you understand exactly what you can afford. Your pre-approval covers the loan type, down payment requirements, and estimated closing costs.
Define Your Needs
How many bedrooms? What school district? How close to the beach or your workplace? Do you want an HOA or prefer no restrictions? I'll help you narrow down communities and neighborhoods that fit your lifestyle and budget.
Search & Tour Homes
I'll set you up with personalized listing alerts and schedule showings around your availability. As your agent, I point out both the positives and potential concerns you might miss — from structural details to neighborhood dynamics.
Make an Offer
In the current Gulf Coast market, a well-crafted offer matters. I analyze comparable sales, advise on contingencies, and negotiate on your behalf to get the best price and terms. This is where my QA background shines.
Inspections & Due Diligence
Home inspection, septic inspection, well inspection, termite inspection — Florida has specific requirements. I guide you through each one, explain what matters, and help you negotiate repairs if needed. Don't skip this step.
Closing Day
Final walkthrough, signing documents, getting your keys. I'll be there to make sure everything goes smoothly. Welcome home!
Why Buy Instead of
Keep Renting?
Renting can feel simpler month to month, but buying a home builds long-term wealth. Here is why so many first-time buyers on the Gulf Coast decide to make the leap.
Crunch the NumbersBuild Equity, Not a Landlord’s Wealth
Every mortgage payment builds your ownership stake. Renting builds nothing. Over 5-10 years, that difference can be six figures.
Fixed Monthly Housing Cost
Rent increases every year. A fixed-rate mortgage stays the same for 15 or 30 years. Predictability matters when budgeting.
No State Income Tax in Florida
Florida has no state income tax, which puts more money in your pocket each month. Combined with historically reasonable property taxes, homeownership here is more affordable than in many northern states.
Tax Benefits & Appreciation
Mortgage interest and property taxes may be tax deductible. Plus, homes on the Gulf Coast have historically appreciated, adding to your net worth.
Know What You Can Afford
Before You Look.
Get Pre-Approved First
A pre-approval letter from a lender tells you exactly what you qualify for. It also makes your offers stronger with sellers. Without it, you are guessing.
Factor in All Costs
Beyond the purchase price, budget for closing costs (2-5%), home inspection, appraisal, moving expenses, and a repair fund for the first year.
The 28/36 Rule
Keep your total housing payment under 28% of gross monthly income, and total debt payments under 36%. This is what lenders look for.
Beyond the Paint Color:
What Really Matters.
First-time buyers often focus on cosmetics that can be changed easily. Here is what I encourage you to prioritize instead.
Location & Commute
How far are you from work, grocery stores, hospitals, and the beach? A long commute affects your quality of life more than granite countertops.
School Districts
Even if you do not have children, homes in good school districts hold their value better and sell faster when the time comes.
Roof, HVAC & Major Systems
A 20-year-old roof or an original AC unit from 2005 will cost you. Learn what to ask about during showings.
Flood Zone & Insurance
Florida is different. Know the flood zone, wind mitigation requirements, and what insurance will cost before you make an offer.
Natural Light & Layout
You can change paint, flooring, and fixtures. You cannot easily change a floor plan or add windows. Focus on bones and flow.
Avoid These First-Time Buyer Pitfalls.
Shopping Without Pre-Approval
Falling in love with a home you cannot afford or losing out because you are not ready to write an offer. Get pre-approved before you start touring.
Maxing Out Your Budget
Just because a lender approves you for $400K does not mean you should spend $400K. Leave room for life, furniture, and unexpected repairs.
Skipping the Home Inspection
In Florida, this is critical. A home inspection can reveal termite damage, mold, faulty wiring, or a failing AC. Never waive the inspection on your first home.
Making Big Financial Changes
Do not open new credit cards, buy a car, or change jobs during the mortgage process. Lenders re-check your credit right before closing.
Ignoring the Neighborhood at Night
Visit the area at different times of day and on weekends. Light traffic at noon does not show you what rush hour or Friday night looks like.
Not Asking Enough Questions
There are no dumb questions in real estate. Ask about HOA fees, pending special assessments, insurance costs, utility averages, and everything else.
Florida Down Payment
Assistance Programs.
One of the biggest barriers for first-time buyers is the down payment. Florida offers several programs that can help you buy a home with as little as 0-3.5% down. I can connect you with lenders who specialize in these programs.
Eligibility depends on income, credit score, and purchase price. Most programs are designed for first-time buyers and can be combined with conventional, FHA, or VA loans.
Talk to Me About AssistanceFHA Loans
3.5% down payment, credit scores as low as 580 may qualify. The most popular option for first-time buyers nationwide.
Conventional 97
Only 3% down with a conventional loan. Requires good credit (620+) but no PMI for life if you put down 20%.
VA Loans (Zero Down)
For military members and veterans. No down payment required, no PMI, competitive rates. If you have served, this is often the best option.
USDA Loans (Zero Down)
For homes in eligible rural and suburban areas. No down payment required. Some Gulf Coast areas qualify.
Florida HFA Programs
The Florida Housing Finance Corporation offers down payment assistance grants and low-interest loans for qualified first-time buyers.
Local County Programs
Sarasota, Manatee, and Pinellas Counties each have local down payment assistance programs with varying income limits and terms.
Questions I Hear From First-Time Buyers
Every buyer has questions — and that is a good thing. Here are the most common concerns I help first-time buyers navigate.
Ask Me AnythingHow much do I need for a down payment?
It depends on your loan type. FHA loans require as little as 3.5% down, conventional loans can go as low as 3%, and VA/USDA loans may require zero down. I can connect you with lenders who specialize in first-time buyer programs.
What qualifications do I need to buy a home?
You'll need a credit score (ideally 620+), stable income, debt-to-income ratio within lender guidelines, and savings for down payment and closing costs. The exact requirements vary by loan program.
What are closing costs?
Closing costs typically run 2-5% of the purchase price and cover loan origination, title insurance, appraisal, inspections, and prepaid items like property taxes and insurance. I'll help you understand exactly what to expect.
Should I get a home inspection?
Absolutely. A home inspection protects you from unexpected repair costs. In Florida, I also recommend septic and well inspections where applicable, and a termite/WDO inspection. Don't skip this step.
How long does the buying process take?
From offer acceptance to closing, it typically takes 30-45 days. Finding the right home can take anywhere from a few weeks to a few months. I'll help you stay patient and focused on what matters.
