Buying and Selling in Sarasota, Florida.
This guide covers everything you need to know about buying and selling a home in Sarasota, Florida in 2026: the latest verified market data, the home buying process step by step, proven tips for sellers, and the neighborhoods worth knowing. I am Michael Hart, a Sarasota-area Realtor with eXp Realty (Florida license SL3543489), and I have helped approximately 90 buyers and sellers across Sarasota and Manatee Counties over nearly a decade in real estate. Every number below comes from the most recent published reports available today, so you can plan with current data instead of outdated assumptions.
This guide has been refreshed with the latest published data available today. The headline numbers now come from the Realtor Association of Sarasota and Manatee (RASM) Q3 2026 report, released October 16, 2026 and covering July through September closings; the most recent complete monthly report (August) provides the inventory and supply detail. Weekly MLS activity is tracked through October 17, 2026, and the Freddie Mac Primary Mortgage Market Survey for the week ending October 15, 2026 put the average 30-year fixed rate at 7.40%. Market conditions shift quickly on the Gulf Coast, and I keep this guide current so you always know what the numbers really say.
Why Sarasota?
Sarasota pairs world-class beaches with one of Florida's strongest arts and culture scenes, and that combination keeps buyer demand steady year after year. Siesta Beach, on Siesta Key just west of downtown, is ranked the No. 1 beach in the United States in U.S. News & World Report's 2026 Best Beaches rankings, with Anna Maria Island placing No. 3 on the same list. Sarasota bills itself as Florida's Cultural Coast, and it earns the name: the historic Sarasota Opera House, the Frank Lloyd Wright Foundation-designed Van Wezel Performing Arts Hall (open since 1970), Florida Studio Theatre, The Ringling museum, and the Sarasota Ballet are all within a short drive of downtown.
For families, the school district is a headline reason to move here. Sarasota County Schools earned an "A" district grade from the Florida Department of Education for the 2025-26 school year, released July 1, 2026 and marking the district's 23rd consecutive year at the state's top grade, with the district reporting that 100% of the schools it manages earned an A or B. The market also draws buyers of all ages: Lakewood Ranch, the master-planned community that spans both Sarasota and Manatee Counties, was ranked the No. 1 best-selling multigenerational community in the nation by RCLCO for the eighth consecutive year based on 2025 new-home sales, and No. 2 best-selling community overall behind The Villages, with 2,085 new-home sales in 2025.

Current Market Snapshot (Q3 2026)
The freshest complete published data for Sarasota County is the Realtor Association of Sarasota and Manatee (RASM) Q3 2026 report, released October 16, 2026 and covering July through September closings. The headline: combined sales across Sarasota and Manatee Counties rose 8.0% from the same quarter last year, Sarasota County's single-family median price is up year over year, the condo segment snapped back with sales up more than a quarter, and the ultra-luxury tier set records. Here is what the numbers show.
Combined two-county picture. Across the four major market segments, RASM recorded 5,699 closed sales in Sarasota and Manatee Counties in Q3, up 8.0% from Q3 2025. Condo and townhome sales led the way, up 20.9% combined, while single-family sales rose 3.6%.
Single-family homes in Sarasota County. 2,071 closed sales, up 3.0% from a year earlier, with a median sale price of $485,000, up 3.7% year over year, and an average sale price of $807,627. For supply detail, the most recent complete monthly report (August, released September 16) put active inventory at 2,619 listings, down 20.8% from a year earlier, with about 3.7 months of supply, a median 47 days to contract, and sellers realizing a median 94.7% of their original list price. Inventory is meaningfully tighter than this time last year, and Q3's higher sales count with a rising median shows the balance has firmed.
Condos and townhomes. This segment is recovering decisively: 908 closed sales in Q3, up 26.8% from a year earlier, with a median sale price of $324,380. After two years of heavy condo inventory, the demand for well-priced units has returned, especially in the resort and downtown corridors; dated or overpriced listings are the ones that still sit.
Weekly activity. Weekly MLS tracking through October 17 tells the story. In the week of October 11 to 17, Sarasota County saw 175 closed sales, 149 new pending sales, and 280 new listings, with a median sold price near $455,000 (about $264 per square foot) and closed homes averaging 82 days on the market. The prior week (October 4 to 10) closed 159 sales with 158 new pendings and 280 new listings at a $430,000 median. Weekly readings show new listings arriving at a healthy clip, so fresh choices keep coming for buyers even with overall inventory down from a year ago; the homes that are priced right are still finding buyers.
Mortgage rates. The average 30-year fixed mortgage rate held at 7.40% in the Freddie Mac Primary Mortgage Market Survey for the week ending October 15, 2026, unchanged from the prior week and up from 6.27% a year earlier. Rates remain well above the pandemic-era lows, and the recent plateau is one reason some sellers holding low-rate mortgages are reluctant to list. They are not, however, stopping buyers in Sarasota's most desirable segments.
Record-setting luxury sales. Sarasota's ultra-luxury waterfront market had a landmark quarter. RASM counted nine single-family and ten condo/townhome sales of $10 million or more in Sarasota County in Q3, with all ten condo sales closing in September. The newly constructed Gulf-front estate at 3990 Higel Avenue on Siesta Key closed September 28 for $26 million in cash, reported as Sarasota County's most expensive home sale of 2026; the seven-bedroom estate sits on a 1.18-acre lot with a guest house and 131 feet of Gulf frontage. The deal landed less than two weeks after the all-cash $21.95 million sale of "Crystal Waters" at 8501 Midnight Pass Road closed September 17, and as of October 20 reporting no sale has surpassed the Higel Avenue record.
What does this mean for you? If you are selling a single-family home, conditions favor you: Q3 sales were up year over year, inventory sits well below year-ago levels on the last complete monthly reading, and the top of the market is setting records. If you are buying, the condo rebound and a steady stream of new listings mean choices are returning in that segment, while in the most popular single-family neighborhoods pricing power has firmed and rates near 7.4% make your budget and financing plan matter more than ever. Knowing which side of that divide you are on is the first step to a smart transaction.
What Is Shaping the Sarasota Market in 2026
Several large projects are under construction or in the pipeline around Sarasota, and they are changing what buyers can choose from:
The Quay. The downtown bayfront district at the end of Fruitville Road is steadily taking shape. The Ritz-Carlton Residences, Sarasota Bay, a 20-story, 78-residence tower by Kolter Urban, topped off in December 2025 and is in final interior fit-out, with delivery on track for late 2026. One Park Sarasota, the 18-story, 86-residence tower, topped off in March 2026 with roughly 75% of its residences sold, and is targeting first occupancy in early 2027, with a second One Park West tower planned.
Sarasota Square redevelopment. The former Sarasota Square Mall site at U.S. 41 and South Beneva Road is being rebuilt by Torburn Partners, with Jamestown as leasing and placemaking partner, into a mixed-use project with about 1,200 residences and roughly 530,000 square feet of retail, dining, and wellness space at full build-out (county approval came in April 2026). The first retail phase, anchored by Whole Foods Market and about 88% pre-leased, is under construction and targeted for delivery in 2027; the second commercial phase targets completion by the end of 2028, and the first apartments, a 355-unit building that closed construction financing in June 2026, are scheduled to follow in 2028.
The Bay Park. The 53-acre public waterfront park on Sarasota Bay continues to open in phases. Phase 1 has been open since 2022; Phase 2, roughly 14 acres and about $65 million, is under construction with completion targeted for 2027, and much of it is already open, including the Canal District with floating day docks (opened February 2026) and the 1,000-foot Promenade along Tamiami Trail (opened 2025), with the Resilient Shoreline coming online in 2026. Phase 3, which includes the Sarasota Performing Arts Center, a parking deck, and expanded boater access, had its final concepts revealed in spring 2026 and targets full build-out by the end of 2029; city leaders paused several generational projects, including the Performing Arts Center, for post-election review in late 2026, so that timeline bears watching.
Downtown pipeline. Beyond The Quay, new supply continues to move through the approval and construction process across downtown Sarasota, and the market keeps absorbing it. It is worth watching how much of the new product lands as luxury condos versus attainable housing, because that mix will shape both affordability and resale competition in the neighborhood for years to come.
The Buying Process in Sarasota
Buying a home in Sarasota follows Florida's standard real estate process, with a few local nuances that matter. Here is the step-by-step path I take my clients through:
Step 1: Get pre-approved. Before you start looking, work with a lender who knows Sarasota and Florida's requirements. Pre-approval tells sellers you are serious and tells you exactly what you can afford, and in a market this tight it is what separates ready buyers from browsers. I can connect you with trusted local lenders.
Step 2: Define your priorities. Sarasota offers very different lifestyles in different areas: walkable downtown living, a beachside home on Siesta Key, a family home in a master-planned community, or a more resort-like pace on the barrier islands. Each fits a different budget and a different daily life. I help you match neighborhoods to your lifestyle and your numbers.
Step 3: Tour and compare. I schedule showings, point out the details that matter in Sarasota, and help you compare options objectively. Flood zone status, windstorm insurance costs, HOA fees, and the age of the roof and HVAC are critical data points in every local purchase.
Step 4: Make a strategic offer. With Q3 sales up year over year and the last complete monthly reading showing single-family supply near 3.7 months with inventory down more than a fifth from a year ago, the best-priced homes are drawing renewed competition, so you need to move when the right property appears. I research comparable sales and the current competition to craft an offer that is competitive without overpaying, and I am realistic with you about when a property is worth walking away from.
Step 5: Inspections and due diligence. Florida's climate means termites, 4-point inspections, wind mitigation reports, and flood zone verification are all part of the picture, and some properties add septic and well inspections. I coordinate these and walk you through every report so you know exactly what you are buying.
Step 6: Closing. I stay on top of every deadline so nothing falls through the cracks. My background in quality assurance and program management keeps every detail organized from offer to keys in hand.
Tips for Sarasota Sellers
Sarasota's single-family market is seller-friendly right now, but the window for a strong first impression is narrow. Here is how to sell successfully:
Price realistically from day one. Overpricing is the single biggest mistake sellers make. The data proves the point: on the August monthly report, the median single-family home spent about 47 days on the market before reaching contract and sellers realized a median 94.7% of their original list price, while the latest weekly reading shows closed homes averaging about 82 days from listing to close. Price right from the start and your home gets its best shot. I prepare a detailed Comparative Market Analysis so we price correctly from day one.
Stage for the lifestyle. Sarasota buyers are buying a way of life. Highlight indoor-outdoor flow, natural light, and coastal living. Small touches like fresh flowers, neat patio furniture, and light neutral walls measurably change how a buyer experiences your home.
Address maintenance proactively. Today's buyers are thorough. A pre-listing inspection lets you fix issues before they become negotiating points. Roof age, AC condition, impact windows, and water heater age are top of mind for every buyer and their agent.
Invest in professional photography and video. Buyers start their search online, so high-quality photos and video are non-negotiable. I include professional photography, virtual tours, and targeted marketing with every listing.
Understand your buyer pool. Cash buyers made up 54.3% of Sarasota County closed sales in the week of October 11 to 17 (49.7% the prior week), and they are especially common at luxury price points and in the condo segment. They often mean faster closings with fewer contingencies, so presenting your home to work for both cash and financed buyers widens your pool of qualified prospects.

Why Work With a Local Agent?
Sarasota's market has its own rhythm, and the details matter here more than in most places: flood insurance, wind mitigation discounts, septic and well inspections, HOA documentation, and the negotiating style of a market with a heavy share of out-of-state buyers. A local agent knows which neighborhoods fit your lifestyle, which properties are fairly priced, and which inspectors, lenders, and title professionals you can rely on.
With nearly a decade of experience and approximately 90 transactions closed, I bring an eye for detail and a calm, methodical approach to every deal, from first-time buyers to complex transactions. My background in quality assurance and program management means nothing slips through the cracks, and my commitment is honest communication and responsive service at every step. I am a Realtor with eXp Realty under Homes with Hart (Florida license SL3543489), so you get personal, local service backed by a national network that can connect you with a trusted agent anywhere in the country if life takes you elsewhere. Let's get this done.
