Relocating to Florida's Gulf Coast: A Complete Guide

By Michael Hart · April 5, 2026 · 8 min read

Moving to Florida's Gulf Coast is a life-changing decision. I relocated here myself, so I understand the process from both sides — as an agent and as someone who started fresh in a new state.

Why the Gulf Coast?

No state income tax, year-round sunshine, world-class beaches, vibrant arts and culture, excellent dining, and top-rated schools. The Gulf Coast offers a lifestyle that's hard to beat — and it's one of the reasons so many families are making the move.

Choosing Your County

Sarasota County is the cultural heart — home to world-class arts venues, Siesta Key Beach, and communities ranging from downtown condos to luxury estates. Manatee County is family-friendly with excellent schools, growing communities like Lakewood Ranch, and great value. Pinellas County offers some of the best beaches in the country, a vibrant arts scene, and waterfront living at every price point.

What About Schools?

Manatee County's Lakewood Ranch area and Sarasota County consistently rank among the top school districts in the region. I provide detailed school information for every community we consider — ratings, programs, and feeder patterns.

Florida-Specific Considerations

Coming from out of state? Here are things you need to know: flood zones and insurance requirements, septic and well systems (common outside city areas), HOA rules and regulations, hurricane preparedness and insurance, and the Florida homestead exemption for property taxes.

Buy or Rent First?

This depends on your timeline and confidence level. Some families prefer to rent for 6-12 months to get to know the area before buying. Others jump straight in with virtual tours and a discovery trip. I support both approaches and will never pressure you to buy before you're ready.

The Timeline

For a smooth relocation, start planning 3-6 months out. Research communities, get pre-approved, schedule a discovery trip, and begin narrowing down your target areas. I coordinate everything remotely so when you arrive, we're ready to tour homes.

Let Me Help

I relocated to Florida myself — I know the questions you have and the decisions you're facing. Through eXp Realty's global network, I can also connect you with a trusted agent in the area you're leaving to help with selling your current home.
