Venice combines small-town charm, Gulf Coast beauty, and one of the most active real estate markets in Southwest Florida. As of the most recent local MLS data (October 2, 2026), the city's single-family median sale price is $479,000 with about 2.5 months of supply, while condos and townhomes trade near $320,000 with deeper selection for buyers, and the 30-year fixed mortgage rate averaged 7.32% in the week ending October 22, 2026. Whether you are drawn to the historic downtown, the fast-growing master-planned community of Wellen Park, or waterfront living along the Intracoastal, here is everything you need to know about buying and selling in Venice.

Updated October 26, 2026
This guide has been refreshed with the latest verified market data available today: the October 2, 2026 Venice market report from a local MLS tracker, the Realtor Association of Sarasota and Manatee's Q3 2026 report released October 16, 2026, Redfin's and Movoto's Venice housing market trackers, October 2026 home sales from MLS records, the Freddie Mac Primary Mortgage Market Survey for the week ending October 22, 2026, and October news on Wellen Park, the Seaboard District, and Venice schools. Market conditions shift on the Gulf Coast, and I update this guide regularly so you always have current information to make confident decisions.

Why Venice?

Venice has earned a reputation as one of Florida's most livable coastal cities. The historic downtown, with its Mediterranean-revival architecture and tree-lined Venice Avenue, is a walkable hub of independent boutiques, sidewalk cafes, and art galleries. The pier is a beloved gathering spot for sunset-watchers and fishermen, and Caspersen Beach is famous for fossilized shark tooth hunting, a pastime unique to this stretch of the Gulf Coast.

For families, Wellen Park is one of Southwest Florida's fastest-growing master-planned communities, offering new construction homes, lakes, nature trails, and a vibrant town center, and it gained its own public high school in August 2026. Active adults are drawn to Venice's 55-plus communities and the area's strong healthcare options. Homes span from entry-level prices in South Venice to multi-million-dollar waterfront estates, right in line with the $300,000 to $2,000,000 range I work in most often.

Current Market Snapshot (October 2026)

Venice's market is moving faster than it was a year ago, and the latest verified numbers confirm the split between single-family homes and condos. The most complete local MLS data currently available is dated October 2, 2026, and it shows single-family homes as the tighter segment, with county-level context from the Realtor Association of Sarasota and Manatee's Q3 2026 report released October 16, 2026.

Single-family homes. The October 2, 2026 local MLS report shows a single-family median sale price of $479,000 with 496 active listings, 219 pending sales, and 198 closed sales in the prior 30 days, working out to about 2.5 months of supply. That is the tightest reading Venice has seen in years, and it tilts the detached-home market toward sellers. Well-priced homes in desirable neighborhoods draw showings and offers quickly, so prepared buyers who can act fast have the edge.

Condos, townhomes, and villas. This segment keeps giving buyers room. The same report shows a median sale price of $320,000 with 414 active listings, 121 pending, and 90 closed sales in the prior 30 days, or about 4.6 months of supply, with homes averaging about 75 days on market. That is a balanced-to-buyer-friendly reading where selection is deep and negotiation room is real, especially with Florida's condo inspection and reserve requirements shaping buyer due diligence.

Citywide trackers tell the same story. Redfin's three-month figures through September 2026 put Venice's median sale price near $420,000, up 4.2% year over year, with about 91 days on market and 281 homes sold, while Movoto's September 2026 data lists a citywide median sold price of about $460,000. The differences come down to area definitions, property-type mix, and time windows; either way the signal is consistent: prices are stable to gently rising, and single-family homes are moving faster than condos.

County context. The Realtor Association of Sarasota and Manatee (RASM) released its Q3 2026 report on October 16, 2026. For Sarasota County, the single-family median sale price was $485,000, up 3.7% year over year, on 2,071 closed sales (up 3.0%); the condo and townhome median was $324,380, up 6.4%, on 908 closed sales (up 26.8%). Months of supply at the end of September was 3.7, down from 4.8 a year earlier, active listings fell 16.2% to 2,629, and the median time to contract was 52 days, with a median 92 days to sale. In short, the county is absorbing inventory faster than it did in 2025.

Recent sales activity. October 2026 MLS records show the breadth of the market. In Venice's 34293, 10036 Cozy Grove Drive closed October 15, 2026 at $435,000, a 1,900-square-foot, two-bedroom, two-bath home listed at $439,500, and 13884 Vadini Street closed the same day at $425,000, a 1,611-square-foot, two-bedroom, two-bath home listed at $435,000 that was under contract in about 50 days. On Venice Island, the luxury tier is active too: 620 Cornwell on the Gulf closed at $1.34 million on August 28, 2026, and 612 Barcelona Avenue closed at $1.055 million on August 26, 2026. Together they confirm that well-priced homes at every level are finding buyers.

Mortgage rates. Thirty-year fixed mortgage rates averaged 7.32% in Freddie Mac's Primary Mortgage Market Survey for the week ending October 22, 2026, down from 7.40% the week before. Rates remain well above pandemic-era lows, and that is one reason some sellers holding low-rate mortgages are reluctant to list. They are not, however, stopping buyers in Venice's most desirable segments, and a rate lock today can be refinanced later if rates ease.

Buyer vs. seller conditions. With single-family inventory near 2.5 months of supply, Venice's detached-home market leans toward sellers, while the condo and townhome segment near 4.6 months of supply gives buyers meaningful selection and room to negotiate. The practical takeaway: price carefully and act decisively in the single-family tier, and take your time comparing options in the condo tier.

What Is Shaping Venice's Market in 2026

Venice and Wellen Park are experiencing significant development activity, and much of it is concentrated in the south end of the city. Here is what is shaping the market right now, with details verified in October 2026:

Wellen Park keeps setting sales records. Wellen Park posted 727 new-home sales in the first half of 2026, up 37% year over year, and climbed to No. 3 in RCLCO Real Estate Consulting's national ranking of best-selling master-planned communities, up from No. 8 in 2025. As of early October 2026, roughly 238 new-construction homes were on the market in the community, with entry-level new construction in newer villages like Sunstone and Lakespur starting around $314,000, national-builder homes running roughly $400,000 to $700,000, and custom estates exceeding $2 million.

New neighborhoods keep opening. Westlake, a gated luxury custom and semi-custom community built around a 30-acre lake with homesites from 65 to 85 feet wide and homes from 2,600 to more than 5,500 square feet by Lee Wetherington, ICI Homes, Neal Signature Homes, and Homes by WestBay, began pre-selling in September 2026 with the first homes completing in early 2027. Edgewater will bring David Weekley townhomes and Mattamy single-family homes in late 2026 and early 2027, Madera's Mattamy townhomes began selling in summer 2026, and Taylor Morrison's Esplanade community opened in early 2026 with the first residents moving in. Oakbend, ICI Homes' custom and luxury neighborhood on 60-foot lots, completed its private amenity campus in May 2026.

Wellen Park High School. The school opened August 10, 2026 as Sarasota County's first new public high school in 25 years. The roughly $250 million campus at 10801 Manasota Beach Road welcomed more than 1,000 students in grades 9 through 12 this fall, fields 28 varsity sports, and expects its first graduating class in spring 2027, a strong signal of how fast the area's family population is growing.

The Seaboard District is moving forward. The city adopted the Seaboard Master Plan in March 2025 to transform roughly 130 acres of former waterfront industrial land east of historic Venice Avenue into a walkable mixed-use district with homes, shops, offices, and a marina, including a possible swing bridge connecting to the Intracoastal Waterway. Solid Waste and Fleet operations relocated off the site in January 2026, and on July 14, 2026 the City Council unanimously approved buying 234 Grove Street, a key lot along the planned new John Nolen Street. A week later, on July 21, 2026, the Council directed staff to draft the district's new land-use code, prepare city-owned parcels for redevelopment, and continue working with property owners. The Phase 1 technical plan centers on John Nolen Street and estimates about 236 housing units in the immediate focus area, with ground-floor retail and active waterfront connections. As of October 2026, the July Council actions remain the latest publicly reported steps.

The Buying Process in Venice

Buying a home in Venice follows Florida's standard real estate process, but there are local nuances worth understanding. Here is the step-by-step process I guide my clients through:

Step 1: Get Pre-Approved. Venice's two-tier market means knowing your budget is the first critical step. Whether you are targeting a single-family home in Wellen Park or a condo near the beach, pre-approval from a local lender tells sellers you are serious. I can connect you with lenders who understand Venice's market and can navigate Florida-specific requirements.

Step 2: Define Your Priorities. Venice offers dramatically different lifestyles depending on the neighborhood. Historic downtown and Venezia Park offer charming older homes on tree-lined streets. Wellen Park delivers modern new construction with resort-style amenities. South Venice provides great value on larger lots. Gulf Coast waterfront properties offer private docks and direct access to the Intracoastal Waterway. I help you narrow down the areas that match your lifestyle and budget.

Step 3: Tour and Compare. I will schedule showings and point out key property considerations specific to Venice. Flood zone status, windstorm insurance costs, HOA fees, and the age of the roof and HVAC are critical data points. For waterfront properties, dock permits and seawall condition add another layer of due diligence. For homes not connected to city sewer, septic inspections and well water testing are essential.

Step 4: Make a Strategic Offer. In Venice's two-tier market, strategy differs by segment. Single-family homes near 2.5 months of supply may require a more assertive offer in popular neighborhoods, while condo buyers with about 4.6 months of supply have room to negotiate. I research comparable sales and current market conditions to craft an offer that gets you the best value.

Step 5: Inspections and Due Diligence. Florida's climate means termite inspections, 4-point inspections, wind mitigation reports, and flood zone verification are all important. I coordinate these and review every report with you so you know exactly what you are getting into before you commit. For properties on private wells and septic, those inspections are critical and cannot be skipped.

Step 6: Closing. My background in quality assurance and program management means I track every deadline, every signature, and every contingency so your closing goes smoothly from offer to keys in hand.

Tips for Venice Sellers

Venice's two-tier market calls for a segment-specific approach. Single-family sellers in desirable neighborhoods have more leverage than condo sellers, but the overall theme is the same: preparation and pricing are everything. Here is how to position your home for success:

Price Competitively from Day One. The most important decision you will make. Overpriced homes sit, accumulate days on market, and eventually sell for less than a well-priced home that attracts multiple showings in the first few weeks. In today's market, where buyers and their agents have instant access to comparable sales data, the window for a strong first impression is narrow. I prepare a detailed Comparative Market Analysis so we price right from the start.

Stage for the Venice Lifestyle. Buyers choose Venice for its coastal small-town character. Stage your home to highlight indoor-outdoor flow, natural light, and easy living. Even modest staging investments make a measurable difference in buyer perception and offer price.

Address Repairs Up Front. A pre-listing inspection helps you identify and fix issues before they become negotiating leverage for buyers. Roof age, AC condition, impact windows, and water heater age are top of mind for every buyer. If your property has a septic system, have it inspected and serviced before listing.

Invest in Professional Photography. High-quality photography, virtual tours, and targeted digital marketing are non-negotiable in today's market. I include professional photography, video walkthroughs, and social media promotion with every listing.

Know Your Competition. With about 2.5 months of supply on single-family homes and deeper selection in the condo segment, Venice buyers do their homework and view several homes before committing. Your listing needs to stand out from day one. Homes that sit on the market for 60 or more days become stigmatized and often require price reductions to generate renewed interest.

Key Venice Neighborhoods

Historic Downtown and Venezia Park: Charming older homes, tree-lined streets, and walkable access to Venice Avenue shops and dining, with bungalows, Florida cottages, and some new construction infills. This area appeals to buyers who want character and walkability over new construction.

Wellen Park: One of Southwest Florida's fastest-growing master-planned communities, with lakes, trails, a vibrant Downtown Wellen with dining and events, and homes from townhomes to estate homes across multiple builder villages, including the newer Oakbend, Westlake, Madera, and Edgewater enclaves. Entry-level new construction starts around $314,000, national-builder homes run roughly $400,000 to $700,000, and custom estates can exceed $2 million. The community recorded 727 new-home sales in the first half of 2026, up 37% year over year, and ranked No. 3 nationally among best-selling master-planned communities.

South Venice: An established residential area on spacious lots with a mix of older and newer homes, offering proximity to beaches and shopping. There is no HOA in most areas, which appeals to buyers seeking freedom from association rules.

Gulf Coast Waterfront: Homes along the Intracoastal Waterway and canals with private docks and direct Gulf access, from elegant estates to updated mid-century waterfront homes. The Seaboard District redevelopment is planned to bring new homes, shops, and a marina to the Intracoastal waterfront.

55-Plus Active Adult Communities: Venice is a premier destination for active adults, with gated communities offering golf, tennis, pickleball, pools, and clubhouses. These communities provide a resort-like lifestyle with low-maintenance living.

Schools in Venice

Sarasota County Schools earned an A rating from the Florida Department of Education for the 23rd consecutive year for the 2025-26 school year, with the grades released July 1, 2026. Venice Senior High School on Indian Avenue serves about 2,579 students in grades 9 through 12, one of 16 high schools in the county. The new Wellen Park High School opened August 10, 2026 as the county's first new public high school in 25 years, a roughly $250 million campus at 10801 Manasota Beach Road with more than 1,000 students in grades 9 through 12, 28 varsity sports, and its first graduating class expected in spring 2027. State College of Florida Collegiate School-Venice offers a dual-enrollment charter high school on the SCF Venice campus where students begin college coursework in ninth grade, and Pine View School in nearby Osprey is the county's public gifted magnet, ranked the No. 1 high school in Florida and No. 12 nationally in 2025.

Why Work With a Local Agent?
